3D laser scanning is the fastest way to capture an existing building, site or industrial facility at millimeter accuracy. In Cyprus, where many architectural projects involve renovating historical structures or extending properties built decades ago, accurate as-built data is the difference between a smooth project and costly rework.
What is 3D laser scanning?
A terrestrial laser scanner emits hundreds of thousands of laser pulses per second, measuring the distance to every visible surface. The result is a point cloud — a 3D database of millions of XYZ coordinates that represents the real geometry of the space.
A typical scan station takes 2–5 minutes. A villa might require 20–40 stations; a multi-story commercial building, 100–300. All scans are then registered into a single coordinate system.
When you need it
- Renovation and extension — you don't have reliable drawings of the existing structure
- Scan to BIM — you need a Revit or ArchiCAD model for design and coordination
- Heritage preservation — documenting historical buildings before intervention
- MEP retrofit — capturing existing mechanical and electrical systems with precise clearances
- Quantity take-offs and as-built verification — comparing built reality against the design
Typical deliverables
- Registered point cloud (.rcp, .e57, .las) — raw data for use in CAD/BIM software
- 2D as-built drawings in DWG (plans, sections, elevations)
- BIM model at the agreed LOD (LOD 100–300 is most common)
- Orthophotos of facades when texture is needed
- PDF deliverables for stakeholders who don't use technical software
Accuracy and limits
A modern scanner like a Leica RTC360 or Faro Focus Premium delivers 1–4 mm accuracy per station, with registration accuracy typically 3–6 mm across a full project. This is more than enough for any architectural or BIM workflow.
Limits to plan for: highly reflective surfaces (mirrors, polished glass) and very dark matte materials need additional targets or photogrammetric supplementation.
How long it takes
For a typical Cyprus villa or office:

- Point cloud processing and registration: 1–2 days
- As-built drawings or BIM model: 1–3 weeks depending on LOD
