As-Built Drawings in Cyprus: What They Are and Why You Need Them

As-built drawings for permits, renovation, facility management and property due diligence — what's included, how they're produced, and what to expect.

As-built drawings document a building exactly as it stands today, not as it was originally designed. In Cyprus they are required for almost every renovation, extension, facility handover or property transaction involving non-trivial structures.

Why "as-built" rather than original drawings?

Original drawings — when they exist — almost never match reality. Walls were moved. Doors were enlarged. MEP was rerouted. Extensions were added. For any project where dimensions matter, original drawings are a starting reference, not a working document.

As-built drawings are produced from direct measurement of the existing building — today's gold standard is 3D laser scanning, which captures everything in one pass at millimeter accuracy.

When you need them

  • Building permits for renovation or extension — Cypriot authorities require accurate documentation of the existing structure
  • Property purchase due diligence — confirming square meters, layout, and any unpermitted modifications
  • Facility management handover — landlords and operators need accurate floor plans
  • Insurance and valuation — accurate volumes and areas
  • Heritage restoration — preserved buildings require detailed documentation before any intervention

What's typically included

A complete as-built drawing set delivers:

  • Floor plans at scale (typically 1:50 or 1:100) for every level
  • Reflected ceiling plans when ceilings are relevant
  • Sections through the building (longitudinal and transverse)
  • Elevations of all visible facades
  • Roof plan
  • Site plan showing the building in context (when scope includes the plot)

Optional add-ons: door and window schedules, finish schedules, MEP layouts, structural slab thickness analysis.

How they're produced today

Old workflow (tape measure + sketch + AutoCAD): error-prone, slow, and requires multiple site visits to verify. Acceptable for a single small room. Not acceptable for anything bigger.

Modern workflow:

  1. 3D laser scan the entire building in 1–2 days
  2. Process the point cloud (registration, cleaning) — 1–2 days
  3. Draft drawings directly from the cloud in AutoCAD — 1–3 weeks depending on size

The point cloud also becomes a digital archive — if you discover a missing dimension six months later, you check the cloud rather than revisiting the site.

Pricing — what affects it

  • Total floor area — main driver
  • Complexity — historic buildings, irregular geometry, many small rooms = more time
  • Required drawing scale and level of detail
  • Whether you need full elevations (requires facade scanning)
  • Output format and software version

For a typical residential villa in Cyprus, a complete as-built drawing set runs from a few hundred to a few thousand euros depending on scope. Commercial and heritage projects scale up from there.

Common mistake to avoid

Don't accept "as-built drawings" produced from a quick walk-around with a tape measure for any non-trivial building. The errors compound — by the time you're on site demolishing a wall and the duct isn't where the drawing said, the cost of correction dwarfs whatever you saved.
